TAXES

Local Council Taxes
Compared to most countries the local taxes in Italy are low. Insurance is not obligatory. In Italy it is the responsibility of the property owner to contact an accountant to determine the yearly tax bill.
- You pay a tax called I.C.I. (Imposta Comunale Immobili). This is a yearly property tax, which is 0,6% approx. on the declared price of the property (this is paid in two instalments during a year).
- There is a local rubbish collection tax. (Rifiuti Solidi Urbani)
Capital Gains Tax
If you sell your property before five years of ownership you will pay 37%capital gains tax on the profit (if any).

ENEL (Electricity)
This is a general guideline for the costs for electricity at 4,5 kWh

Annual fee: 74,16 €
Prices for consumption:
- First 1500 kWh ---> cents/kWh ---> 7,48
- 1501-2100kWh ---> cents/kWh ---> 22,97
- 2101-3000kWh ---> cents/kWh ---> 12,64
- >3001 kWh ---> cents/kWh ---> 9,12

Telecom (Phone) (all fees inclusive of IVA)

Water

The prices will vary from Commmune to Commune and are estimated between 40 Euro cents and 70 Euro cents per cubic meter.
Another option is to consider drilling a well if your property is found to have water available.

Gas

The prices will vary from Commune to Commune. If your home is connected to the main gas lines the estimated cost would range from 50 Euro cents and 1.40 Euro cents per cubic meter.
If your home is in the country you will need to have a gas tank installed into the ground. Prices vary with distributors.

Insurance

Insurance is not mandatory in Italy unless you have a mortgage on your home. We would be happy to supply you with the names of insurance agents in the area.
